Dryers in the 3rd floor laundry room of Building 2 were found to be running at 12:21am on 05/26/2024. Dryer exhaust air was being blown into the room from behind the dryers. The temperature of the wall pictured was 119.4 degrees and the hottest location in the room was 127 degrees. All surfaces in the laundry room were dripping with water. One EMOC associate who is living near this laundry room reports hot and humid dryer exhaust air blowing into his unit from under his cabinets and dishwasher causing him to be unable to cool and dehumidify his unit. The constant odor of Bounce, Downy, and Gain dryer sheets is also nauseating to him. Orange County Code Enforcement has been notified. Any load of laundry found to be drying in this laundry room will be stopped until all dryers are properly vented. No Y-connections that join the vents of two dryers into one external vent will be tolerated. Proper venting requires an independent external vent for each dryer. It’s not difficult, however the association has proven over many years that it’s totally incapable of performing even the simplest of tasks at the Enclave without extensive hand-holding and babysitting.

CLOTHES DRYER EXHAUST
M1502.1 General.
Clothes dryers shall be exhausted in accordance with the manufacturer’s instructions.

M1502.2 Independent exhaust systems.
Dryer exhaust systems shall be independent of all other systems and shall convey the moisture to the outdoors.

Exception: This section shall not apply to listed and labeled condensing (ductless) clothes dryers.

M1502.3 Duct termination.
Exhaust ducts shall terminate on the outside of the building. Exhaust duct terminations shall be in accordance with the dryer manufacturer’s installation instructions. If the manufacturer’s instructions do not specify a termination location, the exhaust duct shall terminate not less than 3 feet (914 mm) in any direction from openings into buildings. Exhaust duct terminations shall be equipped with a backdraft damper. Screens shall not be installed at the duct termination.
